Security
In today's market many houses sold though private treaty fall through as people can not obtain finance or their circumstances change. At a Pattinson Auction we collect a 5% reservation fee (buyers premium), which is non refundable and ties the buyer to you. Our fall though rate is less than 1%.
Speed
We undertake auctions in locations across the UK on a regular basis and the fact we hold physical auctions motivates buyers to view and offer as there is a perceived end date at which the property will sell. Once we agree a sale the buyer has 28 days to exchange contracts and a further 28 days to complete on a conditional format auction or exchange on the fall of the hammer and 28 days to complete on a unconditional format auction.
Accelerated Marketing
Pattinson uses accelerated marketing programmes including web marketing, radio campaigns, email campaigns, press advertising and promotion of your property through our network of 385 partner agent offices across the UK.
How Can It Be Free?
All charges are subject to VAT at the current rate. No marketing charge
or sales fee is payable by the vendor providing a buyer’s premium is
collected by Keith Pattinson Ltd from the buyer.
The buyer’s premium will be collected from the buyer on the
acceptance of an offer and is non refundable. In the event of the
purchaser withdrawing for any reason whatsoever from the sale,
including defects in the title or issues raised by survey or searches,
the Buyers Premium will be forfeited by the buyer. In the event of
the vendor withdrawing, the buyer’s premium will be refunded to the
buyer in full.
Should the vendor elect to accept an offer leading to an exchange of
contracts, without a buyer’s Premium being paid by the purchaser,
the vendor will become liable for a typical fee of 5% + VAT, Subject to a
typical minimum of £5,000 + VAT upon exchange of contracts.
